Things to consider during a Final Walk through

A final walk through is the last check of the home before purchase. The purpose of the walk through is to check the condition of the property before signing the final paperwork. A walk through is one step in the home buying process that should never be skipped. This must-do step should be done anywhere from five days in advance to hours before the closing. Time is a limited commodity prior to the closing therefore many buyers want to skip this step of the process.

Questions to address include the following

.Has the condition of the property changed?

Have agreed upon repairs been made?

Are all systems still in working order?

What should be checked on the final walk-through?

Check all ceilings, floors and walls for damage.

Faucets and showerhead should be tested for leak.

Flush all toilets

Turn appliances on and off

Test that heating and air conditioner work?

Check garbage disposal.

Garage door button and opener should be tested.

Open and close Cabinets and doors.

Make certain windows will open and close

Confirm that trash been removed

Check status of required repairs.

If the house is still occupied, this is a great time to get to know the prior homeowners. Some information you may want to secure would be:

Are there any quirky conditions of the home?

Permission to have their forwarding address for future questions.

Secure any additional home maintenance records.

Ask question about community and area.

A vacant home that has been so for any period of time can acquire special problems. Small problems that are not addressed can turn into larger ones. During the home buying process, there have been companies in and out of the house to check different items such as a pest control company and an appraiser. What if they left a faucet dripping? Do you want to close the home and find a flooded room? What if the house was left unlocked and vandals had trashed the home inside.

Even worse, what if the prior homeowners disregarded agreed upon repairs? What if the repairs were not correctly done? Before closing is always best time to address this situation. Dont skip this highly recommended step in the home buying process.

The final walk-through should be mandatory for all home buyers.
